Step #7 : Make the repair request

Finally ! You've settled into your new apartment and you're probably going to start noticing, despite the inventory check, that some parts of your home need to be repaired. Then questions start to arise : Who should I contact? Do I have to pay the bill? How long will the repair take? Find all the answers to your questions about the repair.

#1 Who should I contact?

You must call the real estate agency or the owner of the apartment. Sending an email is also a solution but it may take longer to be processed.


There is not necessarily an official form for a written request. You just need to indicate your name, address and contact phone number as well as the defects that need to be repaired. Pictures might be more helpful than 1000 words.


Then the management or the owner will contact the repair company to intervene in your apartment. Unfortunately, the choice of the company is exclusive to the management or the owner.

 

#2 Who pays the bill?

In most cases, the repair is the responsibility of the owner. Therefore, the invoice is normally sent to the control board. Don't hesitate to contact the board if you happen to receive a bill for the recent intervention.


However, you must pay for the repair of the damage caused by you. For example, the crack created by you on the sink is your responsibility.


LIFE HACK : Never have a company intervene without going through the real estate agency. Otherwise, the bill will be yours to pay. The management will refuse to reimburse you.

 

#3 How long will it take?

It all depends on the situation. In general, allow two to three weeks from the time of the service request to the time of the complete repair. For example, an intervention on the dishwasher could easily take 3 weeks ! : 1 week to identify the damaged part, 1 week to order the part and 1 week to come and replace the part. Be patient. This is quite normal in Switzerland.
